Made-to-measure blinds, motorised shading and concealed systems for Southdowns Estate's double-volume glass — measured on site, fitted by our own team.
Seven hundred stands can share a roofline and a window size. They don't get to share a specification.
The Southdowns brief
Southdowns Estate was built to one architectural code — a revival of Irene's turn-of-the-century farmstead style, laid over entirely new, open-plan construction across roughly 700 stands averaging 1,200m². Walk the estate roads and the window sizes repeat house after house. What's happening behind each pane doesn't: a north-facing kitchen manages a steady, easily shaded sun; the west-facing double-volume two doors down runs hot by mid-afternoon; the stairwell window nobody can reach needs a motor, not a wand.
We treat the repeating shell as a starting point, not a shortcut. Every opening gets measured and specified for its own orientation, glass size and reach — never assumed from the identical elevation next door.
Southdowns' repeating window schedule means the openings are consistent from house to house — the light hitting each one isn't. This is the full range we fit, made to measure for whichever orientation, glass size and reach your Southdowns home actually has. Our premium tier is the external line — external venetian blinds, roller shutters and zip screens — because stopping highveld sun outside the glass beats managing it once it is already in the room.

Shading, not security. Sun, heat and glare are what these are built to stop, and they do it outside the glass. Security-rated shutters are built to a different standard altogether; ask, and we will quote those on their own.

Southdowns sits at roughly 25.9°S in Centurion, laid out over about 700 stands averaging 1,200m² and built to a single revival of Irene's turn-of-the-century farmstead style, over entirely new, open-plan construction. Walk any street and the window sizes repeat house to house. The sun hitting each one doesn't.
At this latitude the sun tracks the northern sky, so a north-facing room gets steady light that's easy to shade through the day. A west-facing room two doors down, with the identical window, runs hot and glaring by mid-afternoon — the elevation local building guidance singles out for overheating. We spec the two rooms differently even when the opening is the same.
Southdowns' open-plan brief brings in double-volume living areas and stairwell windows a chain or wand simply can't reach. Motorisation isn't the upsell here — it's the practical answer, one button for a window three metres up a stairwell.
46 hectares of Hennops River conservation corridor and indigenous planting run through the estate, and most gardens border some part of it. We specify neutral, estate-appropriate colourways as standard and recommend confirming the exact requirement with your estate office before anything is ordered — final sign-off always sits with them.
Gauteng's thunderstorm and hail season runs October to March, building fast on a highveld afternoon. A wind sensor that auto-retracts an awning or external blind before the gust arrives is standard on every exterior install we do here — new estate or old.
Scroll — the row of windows stays even. What's behind each one doesn't.
The same honest process whether you're fitting one nursery window or every double-volume opening in a Southdowns home.
Tell us about your windows, the rooms and what's actually bothering you — glare on the west side, a stairwell you can't reach, a nursery that needs to stay dark — through the form or chat.
A consultant visits with samples, measures every window precisely and talks through fabric, openness and motorisation for each room's real orientation and your estate's finish guidelines.
Every window written up on its own line, plainly priced. Nothing surfaces later that was not on that page, and you are free to sit with it for as long as you like. A rough bracket first: on this estate the spread is R1,000 to R7,500 a square metre installed, interior fabric at the modest end and a recessed or motorised system at the other. Small openings carry a minimum. The exact figure comes off the measure.
Your blinds are made to order and installed cleanly by hand, with the operation demonstrated before we leave.
Made-to-measure window shading for Southdowns Estate and the Centurion belt around it — Irene, Cornwall Hill, Eldoraigne and Raslouw. Roller blinds, concealed and recessed systems, folding-arm awnings and motorised control are each manufactured for one opening in one house. The window schedule may repeat across the estate; the aspect, the room behind it and the way the family uses it do not, which is why nothing here is sold as a package.
The working order is always the same. An enquiry comes through the form or the chat, one of our expert consultants will contact you shortly, and a free in-home measure is booked. On the visit each opening is measured, the ceiling detail and the fixing are checked, and fabric, openness and control are chosen room by room against the orientation that room actually has and the estate's own finish guidelines. A written quote follows, itemised per window, so a double-volume living area can be done now and the bedrooms later. Approve it, and everything is manufactured to those measurements and fitted.
Details you send through the form or the chat are used to arrange that call-back and to price the work, in line with POPIA.
